By making a reservation with The Red House Company SRL (Italian VAT number 04499190272), you agree that you have fully read and understood the Terms & Conditions, and you accept them in their entirety. You also agree to comply with these Terms & Conditions, ensuring that they are observed by all members of your party, in accordance with Italian legislation (under Article 1587 of the Italian Civil Code, adopted pursuant to Article 37-bis of Legislative Decree 17.5.2022, No. 50, converted by Law 15.7.2022, No. 91, and Article 21 quarter of the NTA of the VPRG for the Historical City of Venice, regulates the conduct of rental activity exclusively for tourism purposes, as defined by Article 27-bis of Regional Law No. 11/2013, for a period longer than 120 days, even if not consecutive, per calendar year, within the territorial area of the Historical City of Venice.)

Specifically, upon making a reservation with The Red House Company SRL and upon entering the property, you take full responsibility for the flat and its contents, and you are required to exercise the due diligence of a “Bonus Pater Familias” in the use of the property.

You agree that it is absolutely forbidden to sublease the property or part of it to other people.

You agree to keep and leave the property and the furniture, kitchen equipment and any items in the flat in good condition and undamaged as you found them. Therefore, you agree neither to cause any damage to the walls, floor, doors, windows or furniture of the property especially coming in and out with the luggage nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or any other occupier of adjoining or neighborhood properties. No liability is accepted by you in respect of damage to or loss of such property except where the damage or loss is caused by your negligence.

You agree that “The Red House Company SRL” can’t be considered responsible for any non-culpable inefficiency in the utilities of the apartment.

CHECK-IN

CITY TAX

As of August 24, 2011, the City of Venice requires all overnight visitors to pay a City Tax. This tax is collected by accommodation providers, such as The Red House Company SRL, on behalf of the City Council. The amount of the City Tax is determined based on the accommodation category, the guest’s age, and the duration of the stay.

The total amount due must be paid directly to the check-in agent upon arrival, either in cash or via a payment link.

TURNING ON DOMESTIC HEATING/AIR CONDITIONING SYSTEMS

The operation of heating systems is governed by national legislation, primarily Presidential Decree no. 412/1993 and Law no. 10/1991 (and subsequent amendments), which define climate zones and general rules. Additionally , Presidential Decree 74/2013 establishes the times and general criteria for the operation of heating and air conditioning systems.

Heating systems may be turned on from 15 October to 15 April for a maximum daily duration of 14 hours.

During the operating period, the maximum permitted temperature value is 19° C with a tolerance of + 2° C (which becomes 18° C + 2 in the event of an orange or red alert for fine dust, as per ordinance 785/2024 ).

As regards SUMMER AIR CONDITIONING, the weighted average of air temperatures, measured in the individual cooled rooms of each real estate unit, must not be lower than 26°C (-2°C tolerance) for all buildings, limiting energy waste as much as possible.

CANCELLATION POLICY

You agree that if you decide to cancel your reservation or part of it, you will be refunded as follows:

In case of lockdown, all bookings will be refunded 100% if the cancellation occurs up to 24 hours from the arrival date.

All bank costs involved will be charged to you. The refund will be related only to what was paid at the moment of the cancellation.

GUESTS, PETS, SMOKING, AND CANDLES

Any breach of these rules may result in The Red House Company SRL requiring you to leave the property immediately without any refund of the rent.

WASTE AND RECYCLING

You agree to comply with the waste disposal and recycling regulations set by the City of Venice. Please ensure that all rubbish is properly disposed of and refrain from leaving any waste in the stairwell, common areas, on the street, or inside the apartment, except on Sundays and official holidays when you may leave them in the apartment.

RESPECT FOR THE NEIGHBORHOOD

You agree to maintain a peaceful environment and avoid making loud noises in the apartment between 13:00 and 15:00, as well as between 23:00 and 08:00.

MAINTENANCE AND SECURITY

You agree to allow authorized representatives of The Red House Company SRL to access the property at reasonable times, with prior notice, during your stay for the purpose of essential or emergency maintenance, or for security-related matters.

In the event of problems with the property, you agree to notify us immediately so the staff of The Red House Company SRL can address them promptly.

SAFETY RULES

For your security and the protection of the property, you agree to always secure the shutters, windows, terrace doors (if applicable), apartment doors, and street doors before leaving the premises.

Please note that The Red House Company SRL is not responsible for any personal items missing or damaged during your stay.

Smoking and Sensor Policy: Smoking and lighting candles are strictly prohibited in the apartments. In the event of smoking, a carbon monoxide leak, or any other trigger, the sensor will activate an alarm. You agree that you will immediately open the windows for ventilation and are strictly prohibited from touching, turning off, altering, or modifying the sensor or its system. Please ensure proper ventilation before turning on any lights.

Fire Extinguisher Use Policy: You agree to use the fire extinguisher strictly in the event of a fire to extinguish. Any misuse of the fire extinguisher, including use for non-fire-related purposes, will result in the guest being charged the full cost of replacement.

High Tide (ACQUA ALTA)

Any items left at the ground floor entrance are the responsibility of the guests, as they may be damaged due to high tide.

RESPONSIBILITY FOR DAMAGES

Instructions for all electrical devices in the apartment (e.g., washing machine, dryer, microwave, toaster, kettle, Nespresso machine, heating, air conditioning, hot water, television, internet, lights, doors, windows, and bathrooms) will be provided and/or explained at check-in or made available in the “House Information Book.”

You agree that any damage to these devices or other property must be reported within 24 hours of check-in; otherwise, the damage will be attributed to the guest.

By reserving an apartment managed by Red House Company Srl , you agree and acknowledge to assume responsibility for any damage caused to the apartment, its contents, or furnishings during their stay.

COSTS AND REPAIRS

In the event that the guest, your invitees, or any individuals under your care cause damage to the apartment or its contents, you agree to cover all associated costs for repairs, replacements, or professional cleaning.

REPORTING DAMAGES

Guests are required to promptly report any damages or issues with the apartment to management. Failure to report damages in a timely manner may result in additional charges or fees.

ASSESSMENT OF DAMAGES

The Red House Company SRL reserves the right to assess any damages at its discretion, considering the extent of the damage and the costs related to repair or replacement. This assessment will be communicated to the guest, along with a detailed breakdown of the incurred expenses.

PAYMENT FOR DAMAGES

By accepting these terms, you agree to receive an invoice for the total amount of damages assessed during your stay with The Red House Company and to pay promptly.

If you refuse to pay the invoice, you further agree to provide an alternative method of payment, as specified by The Red House Company Srl, promptly. Failure to provide a valid payment method may result in additional charges, late fees, or legal action to recover the outstanding balance.

DISPUTE RESOLUTION

Should you dispute any charges related to damages, they must notify The Red House Company Srl in writing within 24 hours from receiving the damage assessment. Failure to dispute the charges within the specified timeframe will be deemed as an acknowledgment and acceptance of the charges. The Court of Venice will have exclusive jurisdiction in any dispute.

LEGAL RECOURSE

In cases where you refuse to pay for damages or disputes, the charges reserve the right to pursue legal action to recover the incurred costs. You will be responsible for all legal fees and associated expenses incurred by The Red House Company Srl in the pursuit of such claims.

By confirming a reservation with Red House Company Srl, you expressly agree to abide by these terms and conditions related to damages and acknowledge that you will be held accountable for any harm caused to the apartment or its contents during your stay.
